Kokomo’s downtown is thriving. And with such a vibrant atmosphere downtown, many are choosing to make it their home. And there’s never been more housing options downtown than there are now, and there’s even more options currently under construction.

Living downtown has its advantages. There are miles of walking and biking paths that connect the center of town with parks and attractions throughout the community. With a unique blend of locally owned restaurants and shopping nearby, a free public parking garage, the free City Line Trolley public transportation system, and a highly walkable downtown core, you'll get a variety of “big city” amenities in a “small town” atmosphere.

New housing developments in downtown

One of the new housing developments causing excitement in downtown Kokomo is 306 Riverfront District. A $32 million mixed-use development, it’s located on the site of the former Apperson Brothers factory.

This luxury apartment community will feature 6,800-square-feet of resort-style amenities, including heated pool with a deck and courtyard. The resort feel will be rounded out with a fire pit, outdoor kitchen, dining area, and decorative lighting and landscaping. Developers Flaherty & Collins hope to tie the development in closely with the nearby Kokomo Municipal Stadium, home of the Kokomo Jackrabbits. The stadium attracts about 4,000 spectators for home baseball games and other events.

Another housing construction project happening in downtown Kokomo is the redevelopment of the former Kokomo YMCA site on Union Street. This $6.5 million redevelopment project at 220 N. Union St. will create 46 market-rate apartments. It will be an adaptive reuse project meaning the historic, four-story YMCA building constructed in 1910 will be saved. This project is expected to be completed in 2019.

Another project on the same downtown road is Lofts at Union Street. The lofts feature 35 units, including studio, one-bedroom and two-bedroom apartments with several different configurations. Sizes range from 700 to 1,100 square feet.

Just one street over, the Market Street Townhomes are being constructed behind the new Kokomo Family YMCA. It will be comprised of eight townhomes, three condos and new retail space. The project’s retail space will be located at the corner of Market and Sycamore streets, above which the condos will be placed.

Another townhome project is in the works for the downtown area. The Grove on Mulberry will be constructed at the southeast corner of Mulberry Street and Apperson Way. The $1.6 million private development will repurpose an underutilized site and create an attractive gateway into the near east side. Each of the three-story homes will have two or three bedrooms, a garage and two balconies, and all eight will be available for purchase.

Art and music are at the heart of the downtown experience. Whether you appreciate traditional arts, modern arts or public art, it’s all here for you to find. You’ll find live music at the outdoor amphitheater in Foster Park or nearby at the Rhum Academy of Music.

Several downtown establishments are also part of the live music scene in downtown Kokomo, including The Coterie and Superior V. Downtown is also home to Bind Café, named the Coolest Coffee Shop in Indiana.

Downtown Kokomo is a haven for boutique shopping. You’ll find timeless treasures at Studio Black Antiques, and colorful and unique homewares await you at Jitterbug & Co. Stylish shoppers will love Lux Boutique, P.F. Hendricks and Cobalt Charm. For a retro shopping experience, stop in at Kokomo Toys & Collectibles for vintage toys. Stop next door at American Dream HiFi for vintage vinyls and eclectic art. 

Downtown flavor
With all the unique offerings, you’ll want more than just a taste of downtown Kokomo. You’ll find upscale, chef-inspired dining at The Wildcat and a variety of casual fare at favorites like Wings Etc., Gabetta’s, Foxes Trail and Main Street Café. Looking for something outside American cuisine? Try Oscar’s Pizza, 3 Amigos Mexican Restaurant orCook McDoogal’s Irish Pub.

Though you’ve likely had your fill, there’s always room to indulge your sweet tooth at Gingerbread House Bakery and Jamie’s Soda Fountain. Want to wash it all down with cocktails and local brews? A visit to Tin Man Brewing and The Coterie are in order.
